
Real Estate Regulatory Authority (RERA) Registration in India
Introduction
The Real Estate Regulatory and Development Act (RERA), implemented on 1st May 2017, aims to regulate the real estate sector in India. RERA has transformed the way builders operate and empowered buyers by ensuring transparency and accountability in real estate transactions.
Under the Act, every builder and promoter must mandatorily register their real estate projects under RERA before undertaking any sale, purchase, advertising, marketing, or booking activities.
RERA registration ensures effective and transparent regulation of agreements between buyers and sellers for plots, apartments, or buildings. It promotes higher responsibility towards clients and reduces delays, fraudulent activities, and transaction costs.

Eligibility for RERA Registration
RERA registration is mandatory for:
- All residential and commercial real estate projects including plotted developments.
- Projects covering an area exceeding 500 square meters or having more than 8 units/apartments.
- Local promoters with small projects regardless of size (subject to state-specific rules).
- Ongoing projects that do not yet have a Completion Certificate (must apply within 3 months of notification).
- Real estate agents involved in selling or marketing properties in such projects.
Projects or entities not meeting these criteria are generally exempt but may be governed by local regulations.
Who Needs to Apply for RERA Registration?
RERA Registration applies to all real estate agents, promoters, and projects meeting the eligibility criteria above.
Documents Required for RERA Registration
- Builder’s or Agent’s PAN Card.
- Description of the apartment (number of floors, carpet area, parking space, etc.).
- Builder’s declaration and legal possession proof of the land.
- Builder’s balance sheets and Income Tax Returns for the last 3 years.
- Property title details such as ownership, rights, or mortgage.
- Project details including location, sanctioned plans, layout plans, etc.
- Ownership documents such as allotment letters and sale agreements.
- Details of professionals involved (Engineers, Architects, etc.).
- Consent letter and supporting documents if the builder is not the landowner.
Procedure for Registration of Project under RERA
- Create User ID
Register on the Rajasthan RERA web portal: http://rera.rajasthan.gov.in. - Profile Creation & Document Upload
Create promoter profile and upload project documents and maps. - Submit Application & Pay Fee Online
Complete the application form and pay the prescribed fee digitally. - Issuance of Registration Number
As per Section 5 of RERA Act 2016, registration number is issued within 30 days via email and SMS. - Submit Hard Copy
Submit a hard copy of the application and documents to the Registrar’s office, Nagar Niyojan Bhawan, Rajasthan. - Certificate of Registration Issued
After verification, the official certificate is issued to the applicant.
Procedure for Registration of Real Estate Agent
- Create User ID
Register on Rajasthan RERA portal: http://rera.rajasthan.gov.in. - Upload Agent Details
Complete profile creation and upload necessary details. - Online Application & Fee Payment
Submit application online with the required registration fee. - Issuance of Registration Number
Registration number is issued within 30 days via email and SMS. - Submit Hard Copy
Submit the hard copy of application and documents to the Registrar’s office. - Certificate of Registration Issued
Official certificate issued after document verification.
RERA Registration Fees for Real Estate Agents
- Rs. 10,000 for individuals or proprietorship firms.
- Rs. 50,000 for business entities such as Partnership Firms, LLPs, Private Limited Companies, Societies, and Public Limited Companies.
Note: Fees are payable online via NEFT, RTGS, or other digital transaction modes during application.
Validity of RERA Registration
Extensions (up to one year) can also be granted for reasonable delays other than Force Majeure by the concerned authority.
Registration is valid for the period specified by the promoter for project completion or as per the affidavit submitted during application.
Extensions may be granted under special circumstances such as Force Majeure events (natural disasters like floods, earthquakes, etc.) that delay construction.
